Pasco & Hernando homeowners
Start with official sources for your property. You don’t need to solve every question before talking through your sale.
01 / Property records
Review the parcel, building details and listed exemptions. Flag anything that needs a closer look before preparing your listing.
Ask: Do the recorded home details match the property today? Moving to another home? Ask the Property Appraiser about homestead and portability.
02 / Tax paperwork
Gather your latest property-tax bill, payment receipt and any assessment notices. Exemption questions and bill-payment questions may go to different offices.
Ask: Do I have the latest bill and payment record? Your current tax bill should not be used as an estimate of a future buyer’s taxes.
03 / Improvements & permits
Organize permits, inspection records and contractor receipts for improvements. Ask the permitting office about missing records or unclear statuses; the correct office may depend on whether the property is within a city.
Ask: Which roof, HVAC, window, pool or addition records can I provide?
Hernando directs permits submitted before March 3, 2026 to a legacy search and newer permits to its current portal. Its Building Division page links to both.
04 / Flood & evacuation information
Look up the property’s FEMA flood map and hurricane evacuation zone separately. Gather any existing elevation certificate, flood-related records and insurance documents.
Ask: What needs clarification from the county or my insurance professional? Maps may change and do not guarantee coverage or premiums. Follow current emergency orders when a storm threatens.
